Swipe for the before shot of the same view. Often we relocate the kitchen within the house and it can unlock a much better layout for the whole floor. In this Tuxedo project the goal was adding connection to the back yard and bringing in more natural light. By putting the kitchen on the side yard wall, we gained wall space for storage and appliances, and could now add a 9’ patio door and a huge window too. We designed one very hard-working wall. The biggest problem with this condo was that there’s nowhere for coats and boots. Swipe for the before and you’ll see that the entrance (door on the left) just opens up into the kitchen. This new wall conceals a fridge, pantry, microwave and small appliances, and on the back side of it we have created a proper entrance hallway that has coat closets, a storage bench, and leads to the mechanical/laundry room so it’s not visible from the main space like it was before. (Kind of unsightly). The wall is also essential because it contains a plumbing stack that runs through the building (which cannot be moved), and whole lot of ductwork, plumbing, and electrical. Huge challenge to make it all work and kudos to our team of sub-trades and our PM @matthewsaloalloneword and of course our design team who are inspired by (rather than overwhelmed by) the technical complications that come with extensive condo renovations. Swipe for the bathroom and a before shot of the same view. When you don’t have high ceilings and natural light, embrace it. This Wolseley basement is the coziest movie-watching board-game-playing family room with a new washroom and walk-in-shower. The space is an eclectic mix of modern and traditional where we mixed patterns and textures to make the space as cozy and as fun as possible. Our coffered ceiling design is carefully laid out to accommodate ductwork and look intentional, not bulkhead-heavy. And yes, crown moulding can belong in the basement. The washroom wallpaper is a modern toile that celebrates the Wolseley forest, and the tile is our custom design with brass inlay (and heated floor, of course). Our washstand-style vanity is made of rift-cut white oak and Carrara marble to speak to the age of the home. Swipe for before! We brought this 1950 house back to its roots. Inspired by 50’s kitchens, we used panelling rather than sheet goods (sheets of drywall and plywood weren’t used widely until the late 50’s) and darker wood tones like teak and rosewood. These brass pendant lights are by @gubiofficial and they can flip and pivot on the central axis to direct light up, down, or diffuse light as needed. Plus they are just fun to play around with and look totally unique in every position. We took down 2 walls and reconfigured much of the main floor. See last image to see how the kitchen was totally hidden behind full walls before we opened it up.
